The SIT Viewer of the Community of Madrid offers the definitively approved current urban planning for the 179 municipalities of the Community of Madrid. It includes the general planning as well as its modifications and subsequent developments.
What urban planning information can be consulted in SIT?
Through the Visor SIT You can access the cartography and the urban parameters of each of the definitively approved urban planning files, as well as the consolidated planning at the municipal level, allowing the consultation and download of the documentation of each file.
It also allows you to consult the location of vacant and occupied land on the consolidated urban planning as of 31/12/2016

How many planning files are loaded?
There are currently 6.130 files of urban plans in the Community of Madrid, definitively approved between 1967 and June 30, 2021. They include general planning, urban plans incorporated into them, development planning and its modifications (except Development Studies). Detail).
Of this set, approximately 95% are available in pdf format and can be consulted and downloaded from the SIT Viewer. In addition, the cartography and urban parameters of some 3.600 urban plans are offered, which represent 99% of the files whose content is likely to be included in the structure of the cartographic planning database of the Community of Madrid.
How is planning information presented?
El Visor SIT It offers independent mapped information for each file, both General Planning, Modifications and Development Planning, structured in 4 layers, although it is shown as 6 layers for better viewing. Structured in the same way, it also offers consolidated urban planning for each municipality.
This model supposes undoubted advantages since it allows to know both the historical sequence of the current planning data, as well as the consolidated planning in each point of the Community of Madrid.
How is planning information obtained?
The current urban planning definitively approved for the 179 municipalities of the Community of Madrid, both the general planning and its subsequent modifications and developments, is obtained by vectorized digitization of the plans, and their attributes are selected from the texts of the documentation of the plans. .
In order to obtain the consolidated urban planning, which is a technical work without legal validity, it is based on the current general planning digitized vectorially in each municipality. From there, it is updated chronologically with each of the urban planning instruments finally approved. There is currently a Recast as of June 30, 2019 in 150 municipalities (84%) of the Community of Madrid.
It has been made from the layers of general planning and modifications and SIT development planning, respecting the same data model and technical quality. In the case of municipalities whose recast is being prepared, it is indicated in the viewer by means of a notice.

How to search for information?
The search for information for a specific point of the territory can be carried out by:
- Legal planning documents
- REUR Code (Urban Development Registry)
- town hall
- Geographical coordinates

- Place name
- Reference or cadastral parcel
In the option “Search by doc. legal planning” All urban plans definitively approved from the approval of their current general planning are listed, including both this general planning, as well as its development planning and modification plans. The content of a large part of these files can be consulted, as they are scanned and available in .pdf format. Most of these urban plans affect one of the more than 160 parameters included in the SIT urban planning cartography.
In the "Contents" This cartography and its parameters are shown. For this, separate cartographic layers are offered for each urban plan or modification, so that the traceability of urban planning in each municipality can be known. This way of presenting all the cartography as it is definitively approved, makes it possible to publicize the urban planning with the maximum possible transparency.

- Municipal ordinances of urbanization, facilities, building and construction (art. 32 Law 9/2001)
- Public networks (art. 36 Law 9/2001)

Fonts
The data is captured in vector digital format, from the paper documents or scans of the definitively approved urban plans, adjusted to the 1:10.000 Topographic Map and the most up-to-date orthophotography.
Actualización
The update with new urban planning files is periodic. The definitively approved urban plans are currently available until 30/06/2021.

Can I consult other information in the SIT Viewer?
The urban planning cartography can be viewed on top of other useful cartography for territorial and sectoral planning, both produced by the Community of Madrid and by other Public Administrations, updated in real time. The cartographic layers that can be seen in the viewer's table of contents SIT have detailed the origin of the data in See>>Information Sources, which includes a brief description and a link to the origin of each resource.
The occupied and vacant land that is collected corresponds to an extract from the study of vacant and occupied land carried out by the Territorial Planning Area of the General Directorate of Urban Planning. Describes whether the use of the land for urban purposes is in accordance with the plan, according to the consolidated urban planning as of 31/12/2016 –“occupied”- or is different –“vacant”. For the photo interpretation, the orthophotos of 2016 and 2017 were used, as detailed in the study report
In the cases of link to Territorial Planning Studies y Sectoral Planning Studies, it is observed that in these spaces there are more studies than those shown in the viewer SIT, since in this cartographic system only the most relevant and current ones are shown.
This functionality of overlapping territorial and sectoral cartography provides full information for optimal knowledge and interpretation of the territory for professionals, both in urban planning and in other fields of work.
